Shore Station, Edinburgh

HGP, the Lloyds-backed equity investor in the UK Living sector, has joined forces with leading living-led developer HUB and sustainable investment specialist Bridges Fund Management to deliver Shore Station, a student-living scheme in Leith, Edinburgh. The joint venture will bring forward and facilitate the operations of the 604-bed project, with BGO, the lender, providing a circa £79 million development loan.

With enabling works already complete, McAleer & Rushe has been appointed to begin the next stage of construction, with completion targeted ahead of the 2027/28 academic year.

The project, designed by Edinburgh-based Michael Laird Architects, will transform a former gasworks and naval yard into the largest single-site student-living scheme in the Scottish capital, featuring 604 ensuite rooms alongside amenity spaces and landscaped gardens with 50 new trees.

By reusing and repurposing all three of the existing historic buildings on site, important heritage will be protected. It also saves 3,260 tonnes of carbon in the process, when compared to what would have been required to construct entirely new buildings. The project will be delivered to the highest sustainability standards, targeting a BREEAM ‘Excellent’ rating.

Shore Station will offer an elevated student-living concept and campus, centred around a landscaped central square and courtyard garden, and within walking distance of The Shore, the sought-after Leith neighbourhood. Design-led internal and external amenity spaces – a substantial 8.3 sqm per person – will be spread across the campus-style development to prioritise wellbeing and collaboration. Features will include study rooms and collaboration spaces, a lounge, relaxation room, courtyards, herb garden, cinema, gym, and abundant cycle storage spaces.

Alongside a network of bus links, Leith benefits from access to the city’s tram line, providing a 15-minute journey to Edinburgh’s West End, Old Town and city centre, alongside access to Edinburgh’s four universities and their respective campuses.

SPS Group, Yorkhill PBSA, Glasgow

HGP invested £1.8m alongside partner SPS Group, supporting the development of a 99 bed Purpose Built Student Accommodation (“PBSA”) scheme in the Glasgow suburb of Yorkhill.

SPS Group are an experienced property developer and investor, with a particular focus on urban developments in Glasgow across commercial and residential.

The site is located in Yorkhill, less than 10 minutes walk from the University Of Glasgow’s new £1bn campus  and the student area of Finnieston. The Glasgow PBSA market has strong fundamentals with a structural undersupply of PBSA beds (currently unmet demand for over 10,000 beds) driving attractive rental growth and strong investor appetite for PBSA assets in the city.

The development will deliver a 99 bed PBSA block which incorporates a number of premium communal spaces including lounge / café, cinema room and gym.

HGP’s total investment of £1.8m will support both the development of the scheme and hold costs during a rental stabilisation period ahead of planned sales to the investment market.

Cruden Homes, Barnton, Edinburgh

HGP invested £2.7m to support Cruden Homes in the development of a 48 unit premium private for sale scheme in Edinburgh.

Cruden are a well-established and award winning operator and brand in Scotland, active across several sectors including private residential, affordable housing, retirement/later living and PRS/BTR. HGP has a long standing relationship with Cruden having supported the business on delivery of two large family housing sites in East Lothian to date.

The Barnton site enjoys a fantastic micro location, positioned in an attractive setting on the boundary of the Royal Burgess Golf Club and is well located for travelling into Edinburgh city centre. Cruden will deliver 44 apartments and 4 townhouses. The properties will be built to a high specification including a fully electric utility model incorporating ground source heat pumps, along with high quality indoor and outdoor communal space.

The scheme is specifically designed for the over 55’s market, which was an important consideration for the planners and the local community, which suffers from an undersupply of appropriate housing for this demographic

Briar Homes, Broomhouse

HGP’s £2.3m investment in Broomhouse represented the first of three investments made alongside Glasgow based housebuilder, AS Homes (Scotland) under their new brand, Briar Homes. The development delivered 55 three and four bedroom detached homes, less than 10 miles from Glasgow.

HGP investment has supported the business to return to the private ‘for sale’ market. The offering has been well received by the market and provided the perfect platform for Briar and HGP to partner on two further opportunities, which will deliver a further 173 new homes to the region.

Artisan Real Estate, Corstorphine, Edinburgh

HGP invested more than £3m alongside Artisan Real Estate to support the development of Rowanbank Gardens in Corstorphine, Edinburgh, comprising 126 energy-efficient, low carbon homes.

Artisan is an award-winning UK property developer perhaps best known in Scotland for large scale city regeneration projects like New Waverley, which has transformed the heart of Edinburgh’s historic Old Town. The developer is now applying the same values and philosophy which has guided the successful design and execution of New Waverley to its residential developments, setting it apart from other major homebuilders in Scotland.

The development will deliver a mix of one-, two- and three-bedroom apartments, all designed around a central courtyard garden, filled with fruit trees and communal planting beds, that will provide nearly twice the level of open space recommended by council planning policy. Apartments are designed for open plan living with large windows giving views of the courtyard and the wider area, while green roofs ensure benefits of surface water retention, insulation and ecology.

Linking closely with the City of Edinburgh Council’s ‘Future Edinburgh’ strategy which aims to make the city carbon neutral within the next ten years, Rowanbank’s smart building design has been matched with an innovative approach to placemaking and community – introducing such creative concepts as green roofs, ‘edible’ gardens and green transport plans to sensitive city centre environments, which includes all-electric charging points for the provided car parking, City Car Club spaces and generous secure cycle parking.

Scotia Homes, Brechin Angus

HGP invested £1m alongside Scotia Homes to support delivery of a 152 unit family housing scheme in Brechin, North East Scotland.

Scotia are a long-established, award winning regional housebuilder operating across Angus, Aberdeenshire and the Highlands with a reputation for delivering attractive, good quality family housing.

The scheme will deliver a mix of 2, 3 and 4 bed houses on a greenfield site situated in an attractive residential area located at the North West edge of Brechin, a popular market town in Angus.

With little new build in the town over the past 10 years the site is expected to benefit from strong local demand across the Angus region including commuters into Dundee and Aberdeen.

Scotia Homes have placed sustainability at the heart of their design and delivery. All of the homes at Brechin will benefit from air source heat pumps with Scotia early adopters of transitioning away from gas.

Scotia’s approach has resulted in Brechin being the first scheme in the UK to be accredited with a “Gold” standard by the “NextGeneration” sustainability standards scheme.

Allanwater Homes, Heartlands

HGP has co-invested on a development to build 102 new houses in Heartlands, situated halfway between Glasgow and Edinburgh on the M8 corridor. The investment was made with local developer, Allanwater Homes on an equal ranking basis; equally sharing risk and creating alignment of interests within a true partnership.

The development makes good use of the former Polkemmet colliery open cast coal mine, which ceased operation in 1986, to deliver much needed family homes. More information is available on this link with units currently for sale.

AMA Homes, Shandon Gardens

HGP has co-invested on a development to build 34 new homes in Edinburgh with AMA Homes. The development provides a mixture of high quality apartments and duplexes in the city-centre, including key worker homes as part of the associated Section 75 agreement.

At the point of HGP investment, AMA was already on site progressing with construction of the development and were able to optimist its existing funding arrangements through HGP investment. More information is available on the AMA Homes website with the final units available for sale.
